Sealcoating is the process of applying a sealant to your asphalt pavement which provides a protective barrier from the elements. Sealcoating extends asphalt pavement life and can help reduce the friction commonly associated with asphalt pavement. We recommend sealcoating every 3 to 5 years, depending on wear. CAP provides Kansas City sealcoating services on parking lots, roads, and driveways. The sealer can be applied to an asphalt surface by hand squeegee, machine squeegee, or sprayer. Typically, driveways are squeegeed while parking lots and roads are sprayed after being trimmed by a squeegee. Over time asphalt binder is exhausted, and the aggregates begin to unravel due to the absence of the binding cement. Sealcoating helps to delay this process when applied properly. The rate of pavement deterioration depends upon the traffic volume as well as climatic conditions.
Asphalt Crack Fill
Asphalt pavement is a large investment and can last for decades if it’s well maintained. Asphalt crack sealing is an extremely economical and effective way to protect your original investment. The formation of cracks is due to many factors such as thermal stress, fatigue, and reflective cracking from the underlying pavement. When cracks appear, water and moisture enter the asphalt and penetrate the subgrade. Over time, more cracks will form, and potholes will begin to appear. If left untreated, these issues will eventually create a large enough problem that your asphalt will need to be removed and replaced. We only use quality crack sealants that are engineered to withstand the extreme temperatures of our climate during all of our Kansas City crack sealing jobs. It is vital to begin a crack sealing program at the first sign of cracks developing in your pavement, anywhere from 2 – 5 years after initial asphalt installation.
